I run Braw House, a small creative studio based in Edinburgh. Over the years working with clients in the building and property space, I kept hearing the same frustration: tradespeople were either paying through the nose for leads on platforms like Bark and MyBuilder, or relying entirely on word of mouth and hoping the phone kept ringing.
The problem was never a lack of work — Edinburgh has a constant pipeline of extensions, refits, conversions, and new builds moving through the planning system. The problem was that tradespeople had no easy way to see it before it became an open competition on a lead marketplace.
Planning applications are public. Building warrants are public. Public tenders are public. All of that information is out there — it's just scattered, inconsistently formatted, and buried in council portals that were designed for architects and solicitors, not plumbers and builders.

We're not a lead marketplace. We don't sell contact details. We don't take commission. We don't guarantee exclusive access — other subscribers in your trade will see the same leads. What we do is surface publicly available information, make it readable, and get it to you on a consistent schedule so you can decide what's worth your time.
We're also not trying to be everything. There's no app. No dashboard. No profile to fill in. Just an email, once a week, with leads that match your trade. Simple by design.
Every lead links directly to the original council portal or tender notice. We don't obscure where the data comes from.
