Edinburgh Council publishes a weekly list of every new planning application. We download and parse it every Monday morning — extensions, conversions, new builds, shopfront changes, everything.

Structural works require a building warrant before they start. The eDevelopment portal lists new warrant applications — a strong signal that a project is actually going ahead, not just being considered.

Public Contracts Scotland

Government tenders for construction, refurbishment, and maintenance work across Edinburgh and the Lothians. We filter to projects relevant to small and medium-sized trade businesses.

Why only public data? We deliberately avoid paid lead aggregators, Facebook groups with no API, and anything that requires scraping user-generated content at scale. Public data is reliable, consistent, and legally clear — which means your digest lands every Monday without fail.

We clean, validate, and deduplicate

Raw data is messy. Before any lead reaches your inbox it goes through three checks.

Dead link check

Every lead includes a link back to the original council or tender page. We verify each link is live and returns a valid page. If the source has gone offline or changed, we drop the lead rather than send you a broken reference.

Date validation

Planning applications have submission dates, consultation deadlines, and decision dates. We check these are internally consistent and that the lead is still actionable — we don't surface applications that are already decided or expired.

Deduplication

The same project sometimes appears in multiple sources — a planning application and a building warrant for the same address. We merge these into one lead so you don't see the same job twice in one digest.

Step 3

We score every lead for your trade

This is the part that makes it useful instead of just noisy. We use AI to score each lead from 0 to 1 for every trade type. Your digest only includes leads where your trade scores 0.3 or higher.

The 0.3 threshold is intentionally generous — we'd rather you see a borderline lead and decide it's not relevant yourself, than miss a job because our filter was too aggressive. You can email us if you're consistently seeing off-trade leads; we adjust per subscriber.

Delivered every Monday at 7am

Your digest goes out at 7am every Monday — before site visits, before the day starts. Each lead shows you what the job is, where it is, the application reference, and a direct link to the source so you can verify everything yourself.

Plain-English summary

We translate council-speak ("erection of a single-storey rear extension") into something readable ("Rear extension, approx 25m², terraced house, Morningside"). You shouldn't need to read the full application to know if it's worth your time.

Direct source links

Every lead links directly to the original planning portal, warrant register, or tender notice. You see exactly what we saw — no opaque summaries, no proprietary lead IDs, no platform lock-in.

Read, act, or ignore
